This Privacy Policy describes how Betty Joyce Real Estate (“we,” “us,” or “our”) collects, uses, and discloses your personal information when you visit, interact with, or otherwise use our website at bettyjoycerealestate.com (the “Site”) or contact us through the Site.

Important: Wire Fraud Warning

Real estate transactions are a common target for wire fraud and email scams. Before wiring any funds, always verbally confirm wiring instructions using a phone number you independently verify — never one provided only in an email.

If you receive an email, text, or call requesting a change to wiring instructions, purporting to be from Betty Joyce, Dewbrew Realty, Inc., a title company, or any affiliated party, do not respond or act on it. Contact your agent or title closer directly using a known, verified phone number. Such requests — even if they appear to come from a legitimate source — are frequently part of a scheme to steal funds or commit identity theft.

1. Information We Collect

We collect the following categories of personal information:

Information You Provide Directly

When you fill out a form on the Site (such as the “Move Strategy Conversation” contact form or any rental inquiry form), you may provide:

  • Full name
  • Email address
  • Phone number
  • Whether you are buying, selling, both, or just exploring
  • Free-text message content

Information Collected Automatically

When you visit the Site, we automatically collect:

  • IP address
  • Browser type and version
  • Operating system
  • Referring URL
  • Pages viewed and time spent on each page
  • Approximate geographic location (city/state level, derived from IP)
  • Device identifiers

2. How We Use Your Information

We use the information we collect to:

  • Respond to your inquiries and provide real estate services you request
  • Schedule and confirm appointments or property showings
  • Send you property listings, market updates, or other communications you have opted into
  • Analyze Site usage to improve our content, design, and user experience
  • Detect and prevent fraud, abuse, or security incidents
  • Comply with applicable legal obligations, including Texas Real Estate Commission (TREC) recordkeeping requirements

We do not sell your personal information to third parties.

3. Communications: Calls, Texts & Do Not Call Requests

By submitting your phone number through a form on the Site, you consent to be contacted by Betty Joyce or Dewbrew Realty, Inc. by phone or text message regarding your inquiry, in accordance with the Telephone Consumer Protection Act (TCPA) and applicable state law. Message and data rates may apply. Consent to be contacted is not a condition of receiving real estate services.

Opting out. If you do not want to receive calls or text messages from us, contact us using the information in the Contact Us section and request to be placed on our internal Do Not Call list. We will document your request within 7 business days and remove your number from active outreach within 30 days, consistent with federal Do Not Call requirements.

We also honor “do not call” requests on behalf of consumers listed on the National Do Not Call Registry maintained by the Federal Trade Commission.

4. Cookies and Tracking Technologies

The Site uses the following cookies and similar tracking technologies:

Strictly Necessary Cookies

  • Cloudflare Turnstile — Used to verify you are a human and protect against bots and automated abuse. This is required for form submission on the Site.

Analytics Cookies

  • Google Analytics 4 (GA4) — Used to understand how visitors use the Site. GA4 collects anonymized usage data including pages viewed, time on site, traffic sources, and approximate location. GA4 does not identify you personally.

Marketing Cookies

The Site does not currently use marketing or advertising cookies (such as Meta Pixel, Google Ads remarketing, or similar retargeting tools). If this changes, we will update this Policy and obtain any required consent before doing so.

You can control cookies through your browser settings. Blocking certain cookies may affect Site functionality (for example, form submission may not work without Turnstile enabled).

5. Third-Party Services

We use the following third-party services, which may process your information on our behalf:

These third parties may collect and process your information under their own privacy policies. We are not responsible for their independent practices. We encourage you to review each provider’s privacy policy for more detail.

6. How We Share Your Information

We do not sell, rent, or trade your personal information. We may share information in the following limited circumstances:

  • Service providers — with vendors listed in Section 5 who help operate the Site
  • Legal compliance — when required by law, court order, or to respond to lawful government requests
  • Protection of rights — when necessary to protect our rights, property, safety, or that of our users or others
  • Business transfers — in connection with a merger, acquisition, or sale of assets (with notice to affected users)

7. Data Retention

We retain your personal information only as long as necessary to:

  • Provide the services you requested
  • Comply with TREC and other legal recordkeeping obligations
  • Resolve disputes and enforce agreements

Marketing data (contact form submissions that do not result in a real estate transaction): Retained for up to 24 months from the date of submission, unless required to be kept longer for legal or regulatory reasons.

Transaction records: Information tied to an actual real estate transaction — including brokerage engagement records, transaction files, and associated correspondence — is retained for at least 4 years following the transaction’s closing date in accordance with Texas Real Estate Commission (TREC) recordkeeping requirements under 22 TAC §535.91.

Analytics data: Retained per Google’s standard GA4 retention period (currently 14 months, configurable in our GA4 settings).

8. Your Rights

Depending on your state of residence, you may have rights to:

  • Access the personal information we hold about you
  • Correct inaccurate information
  • Delete your information, subject to legal retention requirements
  • Opt out of marketing communications at any time

To exercise any of these rights, contact us using the information in the Contact Us section. We will respond within 30 days.

Texas residents may request information about whether we share customer data with third parties for direct marketing purposes under the Texas Business and Commerce Code, Chapter 521 (Protection of Legitimate Rights of Individuals).

California residents who may visit this Site have additional rights under the California Consumer Privacy Act (CCPA/CPRA), including the right to know what categories of personal information we collect and to opt out of any “sale” or “sharing” of personal information. We do not sell personal information as defined under CCPA/CPRA.

9. Children’s Privacy

The Site is not directed to children under the age of 13, and we do not knowingly collect personal information from children under 13. If we learn we have collected such information, we will delete it promptly.

10. Do Not Track Signals

Some browsers offer a “Do Not Track” (DNT) feature. The Site does not currently detect or respond to DNT signals — Google Analytics 4 loads for all visitors regardless of this browser setting. You can still control cookies and analytics tracking through your browser’s own privacy settings, or by using browser extensions that block tracking scripts, as described in Section 4.

12. Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we will revise the “Last Updated” and “Effective Date” at the top of this page. If the changes are material, we will provide more prominent notice (such as a banner on the Site or direct email notification if we have your contact information).

Your continued use of the Site after any changes constitutes acceptance of the updated Policy.
